Handyman in Inspirada, Henderson NV

Inspirada is a master-planned community in southwest Henderson, and one of the newer parts of the city. Homes here need less fixing and more finishing: TVs on the wall, shelves and curtain rods up, furniture built and anchored, and builder-grade fixtures swapped for ones you chose.

Dave O's Fix-It Pros is a family-owned, insured, owner-operated handyman service based in Henderson. Dave prices the job and does the work himself.

Setting Up a Newer Inspirada Home

Most Inspirada homes were built by production builders from the 2010s on, and the newest streets are only a few years old. A production home is delivered finished but bare. The walls are empty, the garage has no storage, and the light fixtures and faucets are the most affordable options the builder offered. That is where most of our Inspirada visits start.

The most efficient way to handle it is one visit with a full list. Walk the house room by room, write down every mount, shelf, rod, and fixture you want, and send it over. We price it as one visit, and Dave works through it in an order that keeps the dust and the ladder moves to a minimum.

What Shows Up After the First Few Summers

A new house in the desert goes through an adjustment period. Lumber dries out, the structure settles, and the first summers past 110 degrees put every material to the test. None of this means the house was built badly. It means the same short list of small items appears in almost every home of the same age:

Nail pops and hairline cracks

New framing dries out and settles through its first desert summers. Small round bumps where drywall screws pushed through the paint, and hairline cracks at the corners of doors and windows, are normal in a young house and easy to fix once the movement has slowed down.

Doors that start to rub or miss the latch

The same settling shifts door frames slightly. A bedroom door that closed perfectly at move-in may start to rub at the top corner or stop latching. A hinge screw or strike plate adjustment usually brings it back.

Caulk lines that open up

Builder caulk at tubs, showers, counters, and baseboards shrinks in the dry air and pulls away within a few years. Re-caulking wet areas keeps water out of the walls and cabinets.

Builder-grade fixtures

Production homes ship with entry-level faucets, flush-mount lights, and towel bars. They work, but many owners replace them with fixtures they actually picked, and the swap is fixture-level work on existing connections.

If your home is still within the builder warranty, check what it covers before calling anyone. Once the warranty has run out, these are quick handyman fixes, and they bundle well into a single visit with your setup list.

Working Within Inspirada HOA Rules

As a master-planned community, Inspirada has HOA rules that cover how homes look from the street. Exterior paint colors, front doors, fences, and gates are the usual subjects. Interior work like TV mounting, shelving, and fixture swaps does not involve the HOA at all. For anything outside that changes the look of the house, get approval first, then we will do the work to match what was approved.

Backyards here are typically enclosed by block walls, and side-yard gates are often the first exterior item that needs attention. Our fence and gate repair service covers hinges, latches, and sagging gates. Block wall work itself goes to a licensed contractor.

Services Inspirada Homeowners Use Most

Honest Scope

We are a handyman, not a licensed contractor, plumber, or electrician. Mounting, assembly, repairs, and fixture swaps on existing connections are ours. New circuits, outlets where none exist, moving pipes, and anything that needs a City of Henderson building permit go to licensed trades. Our guide to handyman vs. contractor work in Nevada explains where the line sits, and we will tell you on the first call if your job crosses it.

Inspirada Handyman FAQ

My Inspirada home is still new. What would I need a handyman for?

Mostly setup and upgrades rather than repairs: mounting TVs, hanging shelves and curtain rods, assembling and anchoring furniture, adding garage storage, and replacing builder-grade lights, fans, and faucets. After the first few summers, small settling items like nail pops, hairline cracks, and doors that rub start to show up too.

My home is still under the builder warranty. Should I call you or the builder?

Check the builder warranty first. If a defect is covered, the builder should fix it at no cost to you, and work by someone else could complicate a claim. Once the warranty has ended, or for upgrades and setup work the warranty never covered, call us.

How soon can you get to Inspirada?

Inspirada is part of Henderson, our home base. Same-day is typical for small repairs in Henderson, but not guaranteed. It depends on the current job load, traffic, and weather. Call or text and we will tell you the soonest realistic time.

Do I need HOA approval for exterior work in Inspirada?

For anything that changes how the outside of the house looks, plan on it. Inspirada homes fall under HOA rules covering things like exterior colors, front doors, fences, and gates. Like-for-like repairs usually do not need approval, but changes often do. Get the approval first and we will do the work to match it.

Can you anchor furniture and TVs safely in a new home?

Yes. New homes are wood framed with drywall, so we find the studs and fasten TV mounts and furniture tip-restraint kits into the framing. A plastic anchor in drywall is not enough to hold a falling dresser or a full-motion TV mount.

Are you licensed and bonded?

We are an insured, family-owned handyman service, and we are straightforward about what that means: repair and fixture-level work is ours, and licensed-trade work is not. If your project needs a licensed plumber, electrician, or contractor, we tell you on the first call and refer someone we trust.
