Silverado Ranch Is Not Henderson, and Why That Matters

People often assume Silverado Ranch is part of Henderson because it borders the city and shares the same stores, schools, and freeways. On paper it is unincorporated Clark County. For most handyman jobs, that makes no difference at all. A sticking door or a leaking faucet gets fixed the same way on either side of the line.

It matters when a project needs a permit. Building permits in Silverado Ranch go through Clark County, not the City of Henderson. We keep our work at the repair and fixture level, so permit work is not ours on either side of the line, but it helps to know which office a contractor will be dealing with if part of your project needs one.

Silverado Ranch Homes and What They Need

Silverado Ranch is a mix of housing types, and each one brings a different kind of call:

Single-family tract homes

Much of the area was built out from the 1990s into the 2000s. Homes from those years are at the age where water heaters, faucets, disposals, ceiling fans, and door hardware wear out within a few years of each other, and interior caulk and paint need a refresh.

Townhomes and condos

Silverado Ranch includes townhome and condo communities alongside single-family streets. In most of these communities the association handles the roof, exterior walls, and common areas, while everything inside the unit is the owner’s. That split decides what we can work on, so check your association documents before booking exterior work.

Rentals

Some homes and units here are rentals, and a tenant move-out leaves a predictable list: anchor and nail holes, scuffed walls, doors and closet doors off their tracks, missing blinds, worn faucets, and smoke detectors past their date.

Whatever the housing type, the desert does the same things to it. Summer heat shrinks caulk around tubs and sinks until it splits, dust packs into patio door tracks and wears down the rollers, and west-facing doors lose their finish and weatherstripping. Interior walls carry sprayed orange peel or knockdown texture, so drywall patches here need texture matching to disappear. These are small jobs, and they bundle well into a single visit.

HOAs vary here too. Some neighborhoods have an association with rules about exterior colors, fences, and doors, and some do not. If yours does, get approval for visible exterior changes first and we will match what was approved.

Rental Turnovers in One Visit

For landlords and property managers, every day a unit sits empty costs money. Send the move-out list with a photo of each item, and we will price the whole thing as one visit before any work starts. A typical turnover list looks like this:

Drywall holes and anchor holes patched and texture matched
Bifold and sliding closet doors back on track
Interior doors adjusted, handles and locks replaced
Blinds, towel bars, and curtain rods replaced
Faucets, toilet parts, and showerheads replaced
Smoke and CO detectors replaced
Caulk at tubs, showers, and counters redone
Light fixtures and ceiling fans swapped on existing boxes

Honest Scope

We are a handyman, not a licensed contractor, plumber, or electrician. Fixture swaps on existing connections, repairs, and installs are ours. Moving walls, new circuits, panel work, moving pipes, gas lines, and anything that needs a Clark County building permit go to licensed trades. Our guide to handyman vs. contractor work in Nevada explains where the line sits, and we will tell you on the first call if your job crosses it.

Silverado Ranch Handyman FAQ

Is Silverado Ranch part of Henderson?

No. Silverado Ranch sits just west of Henderson, but it is in unincorporated Clark County, not the City of Henderson, and addresses there use a Las Vegas mailing address. We serve it either way, and it is a short drive from our Henderson base.

How soon can you get to Silverado Ranch?

It is a short drive from our Henderson base. Timing depends on the current job load, traffic, and weather. Call or text and we will tell you the soonest realistic time.

I own a condo or townhome. What can you work on?

Anything inside your unit that is within handyman scope: drywall, doors, fixtures, fans, flooring, caulk, and the rest of the list. Exterior walls, roofs, shared fences, and common areas are usually the association’s responsibility. Check your association documents, or ask your manager, before booking anything outside the unit.

Can you handle a rental turnover?

Yes. Send the move-out list and photos of each item and we will price it as one visit before any work starts. Bundling the whole list into one trip is the most cost-effective way to get a unit ready for the next tenant.

Who handles permits in Silverado Ranch?

Because the area is in unincorporated Clark County, building permits there go through Clark County rather than the City of Henderson. Our work stays at the repair and fixture level either way. Anything that needs a permit goes to a licensed contractor, plumber, or electrician, and we will tell you on the first call.

Are you licensed and bonded?

We are an insured, family-owned handyman service, and we are straightforward about what that means: repair and fixture-level work is ours, and licensed-trade work is not. If your project needs a licensed plumber, electrician, or contractor, we tell you on the first call and refer someone we trust.
